Gorman: The Public Has Serious Concerns About the Luxury Apartment Complex

The Cook County Commissioner offers her comments from Tuesday night's public forum on the Ninety 7 Fifty project.

The Village of Orland Park seems to be working hard to convince the public that the Main Street Triangle plan will bring jobs and economic development to our community. It is no secret that 80% of the jobs will go to people who do not reside in Orland Park and those jobs will be temporary and leave upon completion of the project. But clearly, the people in Orland Park do not believe what they are being told. Is it because the village is not being honest or could it be simply that the village is doing a poor job of conveying the financial facts despite having multiple public relations entities to advocate for this controversial plan? O'Halloran: Mr. Mayor, I Respectfully Must Disagree on Ninety 7 Fifty

Orland Park Trustee Brad O'Halloran has chosen not to support the luxury apartment complex to be built in the Main Street Triangle.

I have been a trustee in the Village of Orland Park for the past 18 years. While there have been many challenging issues during this time, none has had the potential economic impact on the Village’s finances to the degree the proposed “9750 On The Park” project will have. As such, it is the single biggest financial vote in 20 years. When I first became a trustee the village’s overall debt was around  $18 million, today it is $79 million. The proposed 9750 project would almost double that debt to $144 million.  To put things in perspective, the 9750 project’s debt of $65 million is greater than the debt of the new police station, the Sportsplex, the new library, the new train station, the public works facility and the old police station …

Why wouldn't a young professional want to rent an appartment downtown closer to his work?There are many units available downtown for rent in the $1500/month range.There is a better entertainment and restaurant venue downtown as well.Am I to assume that Orland Park( being the landlord of these units ),will maintain these units,collect rent ,and if needed evict residents?Who will pay for those …   more ›

Plans for Triangle Apartment Complex Move Forward Amid Questions

The village says financing plans to build a 295-unit apartment building will be released Tuesday or Wednesday.

Questions about parking, pets and building safety were fielded about a luxury apartment complex that will likely be built in Orland Park, but the main question on many residents’ minds won’t be answered until Tuesday or Wednesday, according to the village. The site plan for Ninety 7 Fifty On the Park was up for discussion Monday night during the Development Services Committee meeting. No details about how the project will be paid for were discussed, despite the vocal pleas of attending residents for more information about the possibility of bonds being used to fund the $65 million project. First Triangle Development: $65 Million High End Apartment Complex

Plans and agreements are expected to come before village board in September, and construction could begin in October.

A multi-leveled, luxury apartment building will be the first new development in the Main Street Triangle area, provided the Orland Park Village Board approves the plans and agreements. During the last in a series of village-scheduled individual press meetings, staff showed drawings and specifications to Patch for what is expected to become Ninety 7 Fifty on the Park. The building will hold 295 one and two-bedroom rental apartments, some of which will have multiple levels, and will cost starting at $1,100 and past $2,000 a month.   What remains less definite, for now, is exactly how this project will be paid for.
